Warm reception to planning law reforms

Planning at Malbrook

MALBROOK has welcomed the proposed temporary relaxation of planning laws surrounding domestic extensions in England. The anticipated changes would allow proposed conservatories, orangeries and single-story extensions to double in length without requiring planning permission, and are due to come into effect by the end of the year.

The respite of rules is to last three years and help boost the construction industry by increasing jobs, removing bureaucracy and principally allowing homeowners to expand their living space without the tedious minefield of lengthy planning applications.

“It’s brilliant news, we are very happy to hear of the proposed changes to expand permitted developments,” Neil Arding, Malbrook’s managing director said. “Not only will they help businesses in the trade, but they will offer an excellent opportunity for homeowners to increase both their living space and property value in the form of larger extensions, conservatories and orangeries.”

Alterations to the Permitted Development Rights would allow single-story extensions to double in length on detached properties from four to eight metres, with those on terraced and semi-detached properties increasing in length from three to six metres.

While the news will delight homeowners looking for an increase in living space without the hassle, expense and stamp duty of having to move house for it, they are nonetheless advised to tread carefully and seek guidance from highly-regarded companies. “We are able to take care of and manage all aspects of our clients’ projects, including any and all necessary planning applications,” Ian Harvey, Malbrook planning expert, said. “With more than 30 years of comprehensive and professional experience ... from advice and design to manufacturing and installation, Malbrook is able to give unparalleled peace of mind and quality of service.”

With 400,000 planning applications currently processed each year - almost half of which for residential improvements - it is hoped the plans will not only advance efficiency but enable a distinct increase in home valuation. Naturally exact figures vary, but research from the Nationwide Building Society has indicated adding an extension can increase property prices by up to 25 per cent.
